Speaking at El Intercafé and in statements to Interdiario, Pilar Pascual, then PropHero’s Content Manager, detailed the company’s operating model: identifying underused or vacant commercial spaces, renovating them and converting them into residential or tourist housing within 6 to 10 months — compared to the 3+ years typically required by conventional urban planning processes.
Pascual highlighted that PropHero selects its operating areas based on data — population growth, industrial activity and rental market saturation — and that the average investment ticket is around €100,000 with a mortgage of approximately €35,000, which limits exposure to interest rate hikes. She cited the Sagunto project as a concrete example, aimed at workers arriving in the area due to industrial growth.
“Collaboration with the private sector can speed up the real solution and bring more rental housing to market.”
